What are the timescales?

What does added value mean?

We pay for all the required improvements to a tired and empty property. The property is then sold for full market value and we share the profits with the seller.

Where do PTC buy property?

Across England & Wales, we have a national network of valuers so can make decisions quickly.

How do PTC make money?

We make money from purchasing via our guaranteed sale service, this tends to be at a reduced market value and therefore we create a margin. Alternatively, under the added value service, we invest in your property under a legal agreement and share the profits that we jointly achieve over and above the guarantee value and the cost to improvements.

What is property trading?

Buying and selling a property, usually within a short period of time.

What is flipping property?

The same as trading, but an American term that has entered the UK system. i.e. Buying to sell in a short space of time.

What is ``buy to sell``?

Whilst we may hold certain properties in our portfolio, in the main our intention is to buy a property to then sell on for a profit.

What is a ``joint venture agreement``?

Our legal agreement to protect sellers and ourselves when moving forward with our added value service. Definition: A joint venture (JV) is a business arrangement in which two or more parties agree to pool their resources for the purpose of accomplishing a specific task.

Does it cost me anything to receive an offer from PTC?

No, it is totally free and without obligation.

What is underwriting a value?

This is another version of a Joint Venture (link to other answer), we will guarantee a value so you know what you will get bottom line, whilst we try to achieve a greater price.

What are the legal fees?

These are the solicitor fees for the purchase/sale of a property.

Can I change my mind?

Yes, up until exchange you have the right to change your mind. We do apply an admin fee which would need to be settled (see terms and conditions).

What are Limited Company sales?

We will sometimes purchase and sell homes through another limited company, and in some situations, sell a company that holds a number of properties in its name.

What are Structural Defects/Fire Damage?

Any fundamental issues affecting the property.

What is a ``Permitted development``?

This is a type of planning permission that can be achieved in certain circumstances through the local planning authority. Example: Commercial to residential extension to a home up to a certain size.
